What are the best aspects of this product?
The ability to access records for all tenants, owners, and vendors from a smart phone or browser is very nice. Over 840 votes....
What aspects are problematic or could work better?
Have to individually message properties. The software is a one size fits all program with no flexibility or concern about what the users request. They have a suggestions forum yet the ideas that hundreds of customers are saying are essential are ignored. But they recently started offering another pay to play feature and doubled what they charge for ACH payments using the software.
What features/services would you like to see in future versions of this product?

From 2015, 1,325 of Appfolio's customers are asking for the tenants to be able to decide what their payments are applied to when paying electronically.
Appfolio does not integrate with Docusign, printing, or simple editing, and the electronic leases from Appfolio are not functional. When printed the page breaks and initials are cut off.
If you need to add an attachment, for example Lead based disclosure as is required by the EPA... There is no way to include that for electronic signature.
When adding charges to a tenants account there is no way to automatically notify the tenant.
Interested in finding out which tenants lease is expiring soon? You will have to do it manually despite 1,440 requests for this feature.
What specific problems in your company were solved by this product?
Coming from Excel almost all aspects of our business were helped by this. Unfortunately there is no way to make a company the size of AppFolio care about its customer base. They have this figured out. Pre-paid onboarding fee, and 1 year contracts combined with no way to really know what you are getting until 6 months in after you fix the mess and learn how to get it functional.
