PROS & CONS

What are the best aspects of this product?

Price -- period. AT $100 per month, it was less than half what Appfolio at $250 per month cost.

What aspects are problematic or could work better?

1st, We were lead to believe that we would be able to pay owner monthly distributions by ACH or E-check. We submitted all the required documentation. When it came time to do our first owner check run, it wasn\'t happening. We were told we \"didn\'t request this feature, which is nonsense, we did everything as instructed. We had to instead print paper checks, and tell each owner what happened. And now, it appears we will need to do paper checks again for February, because they are still monkeying around getting us this functionality.

2nd, The owner statements are horrible, and will be the cause of much confusion. They list the opening balance at the top of the statement, and the closing balance at the bottom -- all good. BUT they then list the line items of income and expenses from in beteen the opening and closing balances by LATEST to OLDEST, so the running balance is totally worthless, since it never reflects historically what the balance actually was after any particular trans action.

3rd, , the Tenant refundable deposits are co-mingled with the seller\'s funds on the Owner Statement, so you must explain to owners that although it shows $xxxx.00 in their account, $yyyy.oo of that is actually tenant security and is not the owner\'s funds and not available to the owner. The statement should show the owners funds, and perhaps a separate place on the statement showing current tenant security deposit being held in trust.

4th, When printing a check to a vendor, which may cover a number of invoices from a number of different owners or properties, there is no line item detail on the check stub -- just one bulk amount, which makes it impossible for the vendor and the management company to know exactly what part of the check is meant to be applied to which invoice.

5th, There is no tax module for folks in Arizona or elsewhere if you need to collect and remit SALES tax charged monthly on the rent.

6th, when we posed questions to Support about how to manage particular functions, on occasion we were told to ask our accountant! We weren\'t asking accounting questions, we knew what had to be done, but not how to do it on their system. I could go on and on, but I\'ll stop here for now

What features/services would you like to see in future versions of this product?

There were numerous other issues, I\'ve covered the most important ones. Owner disbursements need to be able to be implemented as soon as you deploy the software, not 2-3 weeks later. Owner statements are horribly confusing and need to be completely redesigned. More life links need to be employed. For example, when you pull up an owner, there should be a live link to Owners statement. What you get instead is just a listing of payments to the owner. To see the statement, you have to go to REPORTS/FINANCIAL/OWNER/STATMENT. Very cumbersome

What specific problems in your company were solved by this product?

I guess it saved us $150 per month, but so far has added $250 in hearburn. If I had a do over, would have stayed with Appfolio. Would go back in a minute if I hadn\'t had to sign a 1 year contract.

What software did you use before?

We began using software in 1989 with a product called RPM -- Residential Property Management. In 1990, we moved to the original YARDI for Dos. in 1992 or 1993, we moved to YARDI's new program, YARDI for WINDOWS. Over the next several years, YARDI began abandoning their smaller users and wanted to focus on managment companies with huge portfolios, so we moved to PROMAS. After 6 years or so, PROMAS, which was still a desktop program, seemed to be cobbling together different functionalities that were not particualrly well-integrated, so we moved to Appfolio. However, after about 5 years, much of our management properties had been sold off, and we began looking to cut costs. I was well aware of Yardi, their time in the business, and so I was pretty confident about moving to YARDI Breeze and saving about$150 per month -- a lot of money to my small firm.

AS usual, their sales people over promised and oversimplified. Once we began implementing and using the program, our feeling is that it was not ready to be brought to the market yet. NOw, we have hopes that there will be quick fixes over the next few months.

Why did you decide to change it?

WE switched from Appfolio to Yardi Breeze simply because of the cost, about $150 per month less.

Are you satisfied with the change?

NO -- if I had it to do over, I would have stayed with Appfolio, in spite of the cost savings.
