PROS & CONS

What are the best aspects of this product?

The sales team and the customer service is very nice.

What aspects are problematic or could work better?

The program lacks many of the fundamental things required for a property manager. It lacks any CRM or tracking of contacts. This is a much needed feature because you need to be able to communicate with more than just a tenant.

Yardi cannot link to 3rd party programs like Gmail, Voip services, texting is only 1 way which creates confusion and missed appointments with vendors. It requires you to enter information in multiple systems which simply isn't required with the other management software.

Yardi also has the problem of not being supported by 3rd party companies. An example is our maintenance company cannot link with the program to handle the maintenance. This is not a problem for Appfolio or Propertyware.

Yardi is unable to handle marketing or automated follow up with tenants or future tenants. This creates copious amounts of double entries and extra work. Again these are free features built in to other property management software.

Yardi directs all of your tenants and owners to their "Rent Cafe" page which we have found to be very impersonal and bloated with irrelevant information. This creates extra work because we have to continually answer questions about the miss information posted.

What features/services would you like to see in future versions of this product?

I would love to see a CRM and a way to communicate within the software. The accounting is very cookie cutter and does not allow any variations of charges outside of their standard percentages. Ability to have 3rd party companies input information would be a huge help.

Fortunately the good property management software solutions like Appfolio and Propertyware have the CRM and communications built in are work at they should.

What specific problems in your company were solved by this product?

We tested the product thinking it would help some of our managers with fewer doors. It is lacking so many fundamental features you simple can not use it to manage properties in today's economy.
