What is TurboTenant?

TurboTenant is an all-in-one rental property management platform. It helps landlords manage their own properties and save costs on hiring property managers. The platform has end-to-end features, from marketing to collecting rent payments. Key features include tools for managing rental property advertisements, online applications, tenant screening, state-specific lease agreements, and online rent collection. It also has a comprehensive tenant management solution with tools for managing renters’ insurance and maintenance requests. Moreover, it comes complete with tenant engagement features, including in-app messaging and tenant-specific portals. With these, landlords can build good relationships with their tenants and tenants will be able to easily communicate their concerns with their landlords.

The platform has a basic plan, which is completely free. It has all the app’s core features and supports an unlimited number of properties. Free users only pay for services such as every time they want to create state-specific lease agreements, lease addendums, and e-signatures. They pay as they need, as they go. This makes it ideal for landlords that just have a few units for rental and those that are only looking for management tools. The premium plan, however, is best for marketing and managing many rental properties.  Fees for state-specific lease agreements and lease addendums are already included in the $8.25 per month billed as $99 yearly. Plus, it comes with perks, including faster response time for chat support, phone support, and expedited rent payouts.

TurboTenant’s premium plan has an Income Insights feature useful for screening applicants. It allows landlords to verify tenant income in minutes via TransUnion. This is included in every screening report. Moreover, the platform is prized for its rental marketing solution that averages landlord users more than 28 leads per listing.  It allows users to have a professional listing page complete with photos, descriptions, locations, and lists of amenities available for their units. And you can even post across its extensive syndication network of over 50 listing sites without going outside the platform. It also has an automatic lead tracking feature that automatically shows landlords renters interested in their properties.

Furthermore, the software also makes it easy for tenants to apply. TurboTenant has an extensive yet straightforward application process. Renters can access the application page from any device. And it also allows them to attach digital copies of necessary documents, such as bank statements, pay stubs, driver’s licenses, and others. Also, landlords can add custom questions. Hence, you can make the application process truly your own. Moreover, the suite has an expense tracking solution that allows you to monitor and manage all your financials in one place.

Overview of TurboTenant Benefits

Take advantage of a comprehensive rental advertising network

TurboTenant has an extensive syndication network for rentals. It has 50+ partners, including Redfin, realtor.com, and Zumper. Landlords can create one listing on the platform and with one click can blast it across TurboTenant’s extensive network. What’s also great about its advertising solution is that it sports a lead generation feature. The platform automatically notifies landlords when potential renters are looking at their properties. It also has an automatic pre-screening questionnaire feature that can helps landlords vet leads. Also, if you want to advertise offline, the platform offers For Rent signs with custom QR codes. With this, you can increase the number of inquiries from locals.

Easy online applications

The platform makes renter applications easy. Landlords can invite prospective tenants to apply via a link. Renters can apply via the web on any device.  There they can indicate whether they are applying as tenants or co-signers. It also allows them to submit digital copies of documents that landlords require, such as driver’s licenses, pay stubs, and bank statements. What’s unique about the solution is that it asks applicants about their housing history and previous landlord information. When all of this information is available, the system automatically notifies the landlord to expedite the review process. Moreover, landlords can customize application processes. They can add custom questions and open a line for inquiries.

Fast and reliable tenant screening reports

TurboTenant has a straightforward screening process complete with credit reports, background checks, and eviction checks. This applies even to first-time renters. This is all done in three quick steps. Landlords only have to enter an applicant’s email address then the system will automatically verify the identity. After that, a report will be generated that includes pertinent information such as a prospective renter’s lines of credit, credit score, criminal record, debt in collections, and even past evictions as permitted by the state. Premium users also get access to the Income Insights feature. This double-checks an applicant’s reported income with TransUnion data.

Don’t worry about drafting state-specific agreements

TurboTenant’s legal team has crafted documents for every state. So, users won’t have to settle for generic lease agreements. Every template includes all the provisions landlords must adhere to comply with local laws.  Moreover, generating state-specific agreements is very easy. All a landlord needs to do is fill out a standard information form, including unique details about their rental units such as policies about pets, smoking, deposits, and other lease specifics. Also, it leaves some room for landlords to create custom terms. All of these can only take less than 10 minutes, thanks to an intuitive clickable lease-building wizard. Once drafted, landlords can send it to prospective tenants and collect their e-signatures. These are legally binding and are stored securely on the platform.

Collect rent safely online

Receive payments via credit/debit cards or ACH. You will also be able to set up recurring charges and automatic late fees. The system can also be configured to send automatic payment reminders to remind tenants to pay on time. And, thanks to its Payments Dashboard, landlords will have an overview of their operations. They will instantly know who among their tenants owes them rent and how much; and, of course, those that already have paid in full. Plus, it has an expense tracking report useful for measuring ROI.

Improve relationships with tenants

Long-term property management success heavily relies on tenant-landlord relationships. TurboTenant understands this completely. This is why the platform provides tools for communication and fostering productive relationships. These include in-app messaging and tenant-specific portals. TurboTenant also has a renter’s insurance feature that allows tenants to upload proof of their current policy. And, if they have yet to procure one, the platform offers affordable policies through SURE, a trusted partner. These start at $8 per month. Moreover, a maintenance request module is also available. This allows tenants to let landlords know about maintenance issues. And it keeps a record of all maintenance work done for reference for both parties.
